  1. Uh-oh. Maybe ayaw nila i-shoulder the entire repair because it was not their fault why pumutok yung valve? But still, sana nakipagusap na lang sila ng maayos.

    1. Agree 1247. Bakit pumutok ang valve? Sana sinagot nila Kisses yung tawag ng owner & explained their side as renters. Anyway, mayaman daw kasi yung new management ni Kisses kaya baka daw sakaling mabayaran 😂

Yung unit owner or yung nag rent ng ilan days or weeks lang?

      Delete

    2. Si Kisses ba mismo yung sumira ng valve?🙄 If ibang tenant yan, malamang hindi din sagutin the entire repair unless it was their fault kung bakit nasira yung valve.

      Delete
    5. Eh di sana mag-usap sila ng face to face to prove na di nila.kasalanan di ba?

      Delete
    6. @119, pwede ba, not responding to Rap’s calls is a bigger infraction. First of all, hindi hikahos sa pera si Rap at ang pamilya niya. He reached out to them because he was issued a bad check.

Kung sinagot nila siya within a reasonable time, napag usapan sana ng maayos yung problema. Kaso hindi eh.

    7. Lesson learned, security deposits should be paid in cash. Always.

Wala bang home insurance.

      Delete
    2. Bakit wala bang home insurance? Internal problem yan dapat claim niya.

  5. So yung Security deposit hinde nakuha? Diba dapat ang security deposit binibigay ng before you you enter sa condo na rerentahan mo. At dapat dated siya. Hinde ba ganun ginawa ni rap? Its like 1 month advance 1 Deposit deposit (security deposit) .

      Delete
    2. Security deposit should be deposited to the account of the landlord/owner asap. You cannot hold a check that long because it can expire. Some in 6 months, some in a year. Besides, the landlord needs to make sure the funds are adequate. In the case of Kisses, she occupied the unit for a long time. Most likely her security deposit check has expired. Take it from a Real estate broker/investor.

      Delete

      Delete
    4. Sorry but you know checks expire right? Not a fan of Kisses but how long was she living there? Bakit hindi dineposit ang check once he got it? I dont think it’s her fault na bakit hindi niya makuha yung security deposit. On the other hand, mali naman sila Kisses for not answering the calls.

      Delete
    5. 318 Sabi ko nga diba security deposited should be paid in cash and If Cheque dapat dated siya Hinde Naka 30 days or 15 days or more dapat updated. Then you will secure it na.

      Delete
    6. 11:13, this is a piggyback to 1:26 comment. He/she said na puwedeng mabalik pa ang check pagkatapos nang contract. No one holds a check once issued to ensure that there is sufficient funds. Dinideposit kaagad. Besides a contract Is not fulfilled until there is monetary remuneration. If a deposit check did not clear the bank, the terms of the contract can be nullified.

      Delete
  6. It is the owners liability.

    ReplyDelete

    1. Una, sino ang may sala bakit pumutok? Sabi "accident" pwedeng lessee's fault.

      Delete
    2. Nagbasa ka ba 12:55? Your reading comprehension sucks big time. So the renters should shoulder what happened and the owner will reimburse later if its accident or not the fact that they live and rented there doesn't make a genius to know that you have to be responsible enough for the matter. Atleast talk to the owner to disclose the problem.

      Delete
    3. Well, even if it is the owner's responsibility, the issue here is the bad check issued by Kisses.

      Delete
    4. You don't know who destroyed the valve but if it was broken and nobody seem to be at fault, owners liability yan.

      Delete
    5. Inown rented condos, the maintenance is the owner's responsibility specially if its valves, faucets, fixtures but this is paid by the insurance.

      Delete
Not unless sila ang nag sira (tenant) sila mag paayos. Kung anu ang damage ni tenant sa Unit babawasan yun sa security deposit na dapat binigay nila sa una transaction na its suppose to be dated If cheque ang bayad kay owner.

    ReplyDelete

    1. But the tenant still has to communicate with their landlord.

      Delete
  8. Pano naging kaslanan nung renter yung pagputok ng valve? Its either sobrang lakas ng pressure or substandard yung made in china na ginamit na valve.

    1. Exactly my thoughts.

      Delete
    2. Or the tenant nevet informed the owner and extreme damage has been caused.

      Delete
    3. baks ang real issue is hindi makuha iyung security deposit kasi hindi na me encash iyung check

      Delete

      Delete
    5. 12:59 Ang tanong, bakit hindi sinagot ang tawag? Guilty?

      Delete
    6. Kisses is still obligated to pay the rent up until the accident happened.

      Delete

      Delete
    2. 2:31 iba ang stop payment sa bounced cheque.

      Delete
    3. 2:31, no one said na tumalbog ang deposit check. How did you come up with that conclusion. The owner should have deposited the check the moment they received it.

      Delete
    4. 2:31 majagawa ka naman ng kwento. Talbog?

      Delete
    5. Hindi naman pala nila kasalanan so bakit gagamitin yung security deposit nila for the damage.

    1. malamang kasalanan nga ng renter kaya nga sila sinisingil

    2. Pano nila magiging kasalanan yung pagsabog ng water valve, 1:15? Do you even know what a water valve is?🙄

      Delete

      Delete
    4. Yes yung water pressure kaya nasisira water valve kaya kami di namin sinasagad yun pihitan. The unit was in good condition when they turn over the unit kya nga nila nagamit ng isang taon at kaya din nagextend sila for another 6 months..

    1. They shouldn’t even have to shoulder the repairs to begin with.

      Delete
    2. Duh 1:22,renters fault or not, the owner won't ask lolits favor to get kisses family or herselfs attention. So malamang may problema sa kanila right.and the highlights are, kisses side won't answer the calls and the check was talbog. 🙄

      Delete

      Delete
    4. Pag ikaw nakasira ng valve, ikaw magbabayad.Kasi baka long term tenant si kisses doon kaya nakasira siya ng valve, wear and tear kasi yun.

      Delete

      Delete
    6. Stop payment daw, hindi bounced check. There is a difference between the two, 4:02. Duh!🙄

      Delete

    ReplyDelete
  17. Ummmm, not a fan of Kisses but as a landlord, owner’s liability yun.

    ReplyDelete
    Replies
    1. Not true! I’m a landlord too here in the US. That is not the owner’s liability.

      Delete
    2. 2:31 am it depends on your lease contract. usually, if you lease a whole house for a long period of time, the lessee is responsible for everything, particular, moving the lawn. However, the lessor should always be aware of the state of the house he is renting prior to turning it over to the tenant. In apartment complexes, there is building maintenance.

      Delete
    3. No,its the tenant's responsibility lalo na pag turn over mo ng unit, maayos lahat.

      Delete
    4. It is if it just exploded at hindi nila kasalanan. Now if it’s the Renter’s fault then yes, kailangan nila magbayad. Maintenance ng unit yan. Dapat sa owner

      Delete
    5. Landlord ka pala dito sa US eh di dapat alam mo that it’s the owner’s responsibility for repairs like that. 2:31 - from a fellow landlord

      Delete
    6. Wala sila sa US,nasa Pilipinas sila.

      Delete
    7. 2:31, I agree with 6:00.

    1. 1:32 True! Pero sana sinagot nya ang tawag diba? Hindi yung deadma

      Delete

    ReplyDelete
    Replies
    1. They also could have left the valve open for days despite instructions not to. Sa ibang condo need mo i turn off. That's your responsibility as a tenant

      Delete
  21. It wasn’t Kisses’ fault but as a tenant it was her responsibility to report the issue para hindi lumala. Ang nangyari hindi niya nirport that caused a huge problem. As a unit owner dapat nilagay sa contract na isaues must be reported within a week otherwise yung damages ay liability na ni tenant.

    ReplyDelete
    Replies
    1. The tenant is not responsible for an exploding valve. The owner is responsible for the maintenance of his property and should have an insurer to cover unexpected incidents.

      Delete
    2. 3:44 Did you read 1:42’s entire comment? Or did you read but failed to understand? No one is saying Kisses caused the valve to explode, but the main issue here is that she didn’t report it to the landlord. That plus the fact that she’s not answering the landlord’s calls. Why?

      Delete
    3. 2.41 i agree with you. 3.44 does not seem to understand

      Delete
    4. Saan nakalagay sa comment ni Lolit na Kisses didn't report it to her landlord? You don't seem to understand 8:36 and 2:41 NAKAKATAWA KAYO

      Delete
  22. The condo insurancs covers accidents like unless walang condo insurance si rap? d kasalan ni kisses dahil renter lng sya. unless may deeper story? sinira nya ung valve?

    ReplyDelete
Ako renter ako di ako mayaman but I make sure I leave the unit na maayos kung gusto kong makuha ang deposito ko. Just saying. Normally ang deposit is there para to make sure na maayos at walang sira ang unit after I left. Shouldered yan ng landlord kung bagong lipat ka lang, pero if it happened after months eh shouldered na un ng tenant. Tsaka nasa contract un.

    ReplyDelete

    1. True, and the fact that rap ask lolits favor to reach out kisses means he have a solid reason to go through such length. Business is business que mayaman o hindi.

  27. I think its the owner's responsibility to maintain the unit or have your unit insured against this type of damage.

    ReplyDelete
  28. Kisses or her family should’ve answered the phone calls to clear the air. BUT she shouldn’t have to pay for the broken valves (owner pays for that since it’s their responsibility) and her stopped payments are valid since she no longer lives there. Why would she continue to live in a place that isn’t “liveable”?

    ReplyDelete
    Replies
    1. 6:15 isn't livable? And yet they happen to use the unit for a long period of time? Patawa ka baks? The damage isn't just the valve alone, nadamay Pati y in ng elevator so it wasn't just a small amount of money. They should have atleast talk to rap.

      Delete
    2. If umabot sa elevator yung tubig, then ano pa kaya yung eksena sa unit itself? Ano ba, 4:14? Reading comprehension, please!

      Delete
    3. 4:14, they happen to use the unit for a long time until the busted valve happened. Unit got flooded so it is deemed uninhabitable. Comprende? Mahina ang comprehension mo.

  30. We have a condo for rent, tatlong units po.

  31. I don't think liable si Kisses to pay for this kaya siguro ayaw sagutin yung tawag.

    1. 8:14 Funny karin kasi di mo gets yung issue. So irresponsible.

And pinagrout ko ung tiles ng banyo. Why? At ayoko din makipagtalo sa mayari, I left the unit ready to go. Sobrang linis. As a renter kung gusto kong makuha ung security deposit gumawa ako ng paraan.

    ReplyDelete
    Replies
    1. So dapat pala inayos nila kisses yung valve na sumabog at elevator para walang masabi yung unit owner no? Their entire unit was flooded na umabot pa sa elevator yung tubig from the exploded valve kaya no choice sila kundi umalis.

      Delete
    2. Not responding thru calls ung isyu dito. Dpat kinausap muna nya ung owner bago stop payment.

So yung friend ko nakalimutan nila i-off ang valve eh 5days sila out of the country.

    1. That’s nonsense. A water valve should be able to withstand the change in water pressure. That’s what it’s made for. Water pressure in pinas are very low anyway.

  36. Water damage from faulty pipes is clearly the expense of owner and not the buyer so she is not liable for this nor is her deposit to be used for such an expense.

    ReplyDelete

  38. Kaya nga may security deposit. Quits na kayo ni tenant duh?! Major repairs ay sagot ng owner.

Gets????

    1. Saan part ng article sinabi ni Lolit na kisses and family did not inform the owner? Wag kang gumawa ng kwento dyan 12:19. Kaloka!

    3. Dagdag bawas ka uy, 12:19!

  43. Plumbing like busted pipeline is a major repair. it should be shouldered by the owner, never the tenant. I would also leave the rented place if there is no water and lift to use. Kaya nga rented, you are paying for the convenience, not for the hassle.
