Letter from a Reader: Concerned Homeowner Raises Awareness on Burglary Occurrences in High-End Village

Dear FP:

I am a homeowner from Ayala Westgrove Heights, a high-end village near NUVALI. We ask your help to expose a situation that Ayala has been keeping secret so that they continue to sell land at a very expensive amount per square meter without attending to the immediate safety of current owners.

Unknown to the public, the village is victim to continuous, UNRESOLVED burglary in which at least 10 houses were broken into during the wee hours of the morning (4 AM) since October 5. Since the police and the village security have both failed to resolve the mysterious theft incident and/or catch the criminals, they are now harassing homeowners by doing a "search" procedure in ALL cars leaving the village gates. This security measure has caused inconvenience for homeowners going out of the village.

Yet, when the security personnel are asked if they know what they are looking for, their reply is that THEY DO NOT EVEN KNOW. Thus, they invade the privacy of homeowners without any idea of what they are looking for. If they are looking for stolen goods, would these items be transported in such an obvious manner? This measure exhibits incompetence on the part of the security force.

Even if you drive the most expensive car and is far from being a thief (because your car is probably more expensive than the missing items), they will still search you. There is no discernment or respect for privacy and rights of individuals.

What's worse: they do not even have a search warrant to do so.

We need your help because this is the same AYALA group that has been involved in controversial issues, such as explosions at Glorietta and Serendra. They seem to be experts at UNRESOLVED issues and keeping the news buried to keep selling their properties at such an obscene amount. Fall victim by being a buyer, and you will regret investing with them.

I hope that via your well read blog, other homeowners and lot owners will come out and question the mismanagement of Ayala, the village association, and security. For now, we hope that the Ayalas will impose measures to prevent potential burglary and protect the welfare of their residents, who are living in their village hoping for peace of mind.

As for future lot buyers, I suggest you invest with another real estate company that will safeguard your interest as investors.

    1. Unbeknownst to this homeowner, she just lowered the value of her property. This type of crime is usually a,hush-hush situation and are resolved internally. I live in a gated community. If security fails to do their job, we fire them. We don't even want cops around are area. It gives the impression that its not a safe place.

    6. Totoo to. Ang bahay namin napasok ni Pajero lady (if you still remember her). Right in time kami dumating ng bahay kaya sa garden pa lang sya. Yun nga mas maganda pa ang kotse nun sa kotse ko pero yun pumapasok sa bahay ng may bahay. Kaya hindi mo din masasabi na porke mahal ang kotse eh hindi na magnanakaw.

    7. I was just going to remind about Pajero lady, nasabi mo na. Actually I have many friends inside the village who said they willingly cooperated when the car search procedure was started...they even said the delay didn't matter to them, because they really suspect the thief is inside. Maybe the letter-writer is not aware of the old modus operandi where thieves rent a house in the village. Surprise po, it's your neighbors you have to worry about. Lessors should do special background checks. The place is really huge, roads traverse rivers and barangays...the governor lives there... It is kind of misplaced to blame the developer. Blame the thieves. There are criminals, period...and no matter how high your fence is, a determined thief will get over it. What's sad is there is a common agreement about the place being "sa Cavite kasi eh..." Then again, a house in "high-end subdivision" was broken into in the valley area of Laguna as well...

  3. as a "high-end subdivision" dapat me homeowners' association kayo di ba? so bakit hindi muna kayo lumapit sa asosasyon ninyo. sigurado namang nagbabayad kayo ng membership dues so obligation ng inyong asosasyon na pangalagaan ang bawat homeowner-member kasama na rito ang security

    2. I don't think so 2:34. Iba ang kultura ng mga nasa high-end. May mga nakatira riyan na kapag hindi nasolusyunan agad ng asosasyon ang problema, demanda ang inaabot ng asosasyon. Baka me mali sa pakikipag-communicate niya.

  6. I think this is not a "concerned homeowner" after all but a BS that would like to sow misunderstanding among the homeowners, homeowners' association, and developer. Better review the Magna Carta of Homeowners and Homeowners' Association

    1. Hehe, di kataka-taka lapit nyan sa Silang,Cavite proper, dami relocation sites dun ng mga iskwater sa MetroManila. Baka nakakalusot dun sa mga kakahuyan, alam ko designed yun community nila close to natural forest something. Mag install kasi ng CCTV sa gate, sa perimeter fences at pati sa mga bahay nyu! Poor security pla yang village nyu, sayang value!

  8. It is the homeowners association who chooses the Security Agency. The homeowners should questions the Security Agency and not Ayala Land.
    I am an investor of Ayala Westgrove Heights. It is not a perfect subdivision. But among my investment in the south, it is Westgrove that has escalated the most.

  9. Kung may pambili ng milyones na bahay dapat afford din ang cctv sa bawat kanto ng bahay. Wala din cctv sa bawat street? Buti pa dito sa amin sa cubao meron.

  11. Hello Neighbor...
    I live in the same village so I also know how it is every time they check the trunk of the car when going out. First off, the word "harassing" is a bit exag. The guards will ask you nicely to roll down your window and open the trunk of your car. The board have issued a memo regarding this. I don't have a problem with it. Other homeowners that I know don't have a problem with it either.
    I think that's your most basic concern here.
    You don't want to be hassled with it.
    You didn't even mention the double security measure they've done and are still doing. They've already installed electric perimeter fence, blocked the gate near Kidsgrove, and asked the help of the PNP to guard the vicinity 24/7.
    The Ayalas are not to blame here but the security personnels during those times the incidents happend.
    I think you should just cooperate and not sensationalize the issue.

  12. I have heard many horror stories in the Cavite area. They said the robbers in the area are really more aggressive. I know a lot of businessmen having problems with syndicates as well.

  13. Now its out in the public...My friend who lives there shared this to our vibergrroup..8 houses all in one street burglarized..Her house was spared thanks to their dogs..

  15. You want your village to be or at least feel safer and yet you complain about tighter security. Is this your first time in a exclusive subdivion? Because fyi, the homeowners association decide which security agency to hire. As for blaming the ayalas, that's just laughable. Kailan pa naging chief of police ng Cavite ang Ayala. Doink!

    1. As per this article, the incident is in Nuvali. Though Avida in Cavite also has had numerous burglary case. Well, it doesn't matter now if you live in an exclusive or middle-class village. There is no safe place in our country anymore, so everyone must take extra precaution.

      Ayala Westgrove Heights is not in Nuvali. It says in the article "near" Nuvali. AWH is located in Silang, Cavite.

  16. Haha funny how this home owner wants Ayala to do something about the burglary pero ngayong nagiinspect ung mga guards, invasion of privacy daw. Safety measure din naman ung ginagawa ng mga guards ah, pero ayaw niya. Pero gusto niya may gawin ang Ayala land. Ano ba talaga gusto nitong homeowner na to!

  17. Di kaya naninira lang ito. We're one of the lot owners.. Phase 15 to be exact... Bababa lang value ng lots sa ginagawa nya. May lot din kaya sila kris and mega dito. Malaki kasi ang westgrove parang bundok. Parang normal na village lang din naman pwede may magnakaw anytime. Kelangan secured ka din sa bahay mo. Naglolock din dapat

    1. Maraming celebreties Ang nakatira Saka may lot Sa Westgrove Kaya I don't think pababayaan ng Ayala Ang security and knowing Ayala. Walang Ayala development Ang di Na maintain ng maauos. From Forbes to Ayala Alabang. Naninira lang siguro iyo.

    1. yes, we can't rule out inside job. before the incident, at least 2 construction workers were able to sleep in the construction site.

      there were cctv footages already. 2 men were seen complete with hats, mask and gloves. it was planned. i don't think they came from the outside.

  19. This letter reeks of arrogance and obvious intent to malign Ayala. He made mention pa of Nuvali in all caps, kahit di naman relevant sa story nya. Then may mentions pa of other Ayala properties. So yabang pa, implying that he has an expensive car, and that he is above rules. No discernment? Baka you look like a robber.
    The problem may be discussed in the right forum. You are just further exposing your village (if you really live there) to risks- announcing to the world that there are lapses in security.
